These Terms govern your access to and use of AlSafaqa, including its research content, datasets, analytics, derived metrics, market tools, and related services.

1. Acceptance of terms
By accessing or using AlSafaqa, you agree to these Terms and any policies incorporated by reference. If you do not agree, you must not use the platform.
2. Eligibility and authority
You represent that you are legally able to enter into these Terms and, if using the platform on behalf of an organization, that you have authority to bind that organization.
3. Platform purpose
AlSafaqa is a real-estate intelligence, research, and analytics platform. The platform may include raw data, cleaned data, inferred data, derived metrics, rankings, summaries, comparative views, model-driven outputs, historical records, and other research tools intended to support internal evaluation and commercial analysis.
4. No professional advice
AlSafaqa does not provide legal, financial, investment, valuation, accounting, brokerage, engineering, tax, or other professional advice. Platform content is provided for general informational and analytical purposes only and must not be treated as a substitute for independent due diligence or professional advice.
5. Data quality and methodology changes
Platform outputs may depend on third-party data, public records, internal processing, normalization logic, model assumptions, classifications, and calculation methodologies.
We may, at any time and without prior notice, remove outliers, improve calculations, correct records, revise formulas, refine classifications, update assumptions, improve matching logic, or otherwise change how data is processed and presented. As a result, values, trends, rankings, summaries, or conclusions shown at one time may differ from those shown later.
6. No warranty of completeness or accuracy
While we aim to maintain a useful and high-quality platform, we do not warrant that any dataset, chart, estimate, calculation, score, market summary, trend, derived field, or analytical output is complete, accurate, current, uninterrupted, or error-free.
Users are responsible for independently evaluating whether information is suitable for their use case.
7. User responsibility and reliance
You are solely responsible for your use of the platform and for any decisions, interpretations, actions, or omissions based on platform content.
You should independently verify critical information before relying on it for investment, acquisition, underwriting, development, leasing, legal, operational, compliance, or other material decisions.
8. Permitted use
Subject to these Terms and any applicable subscription or license restrictions, you may access and use the platform for lawful internal business and evaluation purposes.
You may not misuse the platform, interfere with its operation, attempt unauthorized access, reverse engineer protected systems except where permitted by law, scrape restricted areas contrary to your license, or republish restricted content without permission.
9. Accounts and security
You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. You must notify us promptly of any suspected unauthorized use or security incident affecting your account.
10. Intellectual property
The platform, including its software, design, arrangement, analytical presentation, documentation, text, graphics, and non-public data compilations, is protected by applicable intellectual property laws.
Except as expressly permitted, no rights are granted to reproduce, distribute, sublicense, create derivative works from, or commercially exploit protected platform content.
11. Third-party services and sources
The platform may rely on third-party services, integrations, or data sources. We are not responsible for third-party content, availability, or policies, and such third-party elements may change independently of the platform.
12. Feedback
If you provide feedback, suggestions, or ideas, you grant us a non-exclusive, worldwide, royalty-free right to use and incorporate them without restriction or compensation, unless otherwise agreed in writing.
13. Suspension and termination
We may suspend, restrict, or terminate access where reasonably necessary for security, legal compliance, abuse prevention, non-payment, breach of these Terms, or operational reasons.
14. Disclaimer of warranties
To the fullest extent permitted by applicable law, the platform and all related content are provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, or statutory.
15. Limitation of liability
To the fullest extent permitted by applicable law, AlSafaqa and its affiliates, officers, employees, contractors, and licensors will not be liable for any indirect, incidental, consequential, special, exemplary, punitive, or similar damages, or for any loss of profits, revenue, opportunity, data, goodwill, or anticipated savings, arising out of or related to your use of, inability to use, or reliance on the platform or any platform content, including analytics, metrics, rankings, estimates, derived fields, summaries, or methodology changes.
Nothing in these Terms excludes or limits liability where such exclusion or limitation is not permitted by law.
16. Indemnity
To the extent permitted by law, you agree to indemnify and hold harmless AlSafaqa and its affiliates, officers, employees, contractors, and licensors from claims, losses, liabilities, and expenses arising out of your misuse of the platform, violation of these Terms, or infringement of rights of any third party.
17. Changes to the platform or terms
We may update the platform and revise these Terms from time to time. Updated Terms become effective when posted, unless a later effective date is stated.
18. Governing law and disputes
The governing law, jurisdiction, and dispute-resolution framework applicable to these Terms should be interpreted in accordance with the final legal position adopted by AlSafaqa and any mandatory applicable law.
